BETWEEN:

the "Manager" or "The Ranch RV Park"

-AND-

IN CONSIDERATION OF the Manager leasing certain premises to the Camper and other valuable consideration, the receipt and sufficiency of which consideration is hereby acknowledged, the Parties agree as follows: 

Leased Property 

1. The Manager agrees to rent to the Camper Lot #

located at 7411 TWP 574, for use as camping premises only. 

2. Subject to the provision of this Lease, apart from the Camper(s), no other persons will stay in the Property without the prior written permission of Manager. 

3. The lot(s) are to be rented with one RV unit per site. Additionally, one tent for family/guests for a weekend stay. Only two vehicles per site. 

4. It is up to the Manager’s discretion for acceptance of older RV's upon review of photos showing the outside of the RV. 

5. Each lot is rented for the Season: May-September 31st. If a camper chooses to leave early, refunds are based on a case by case basis by the Manager’s discretion. 6. Any requests for a Camper not on this Lease to take over this Lot is subject to Manager approval.

7. Loss of power, power outages, acts of God, downed power lines, fallen trees etc. are not the responsibility of The Ranch RV Park. Loss of perishable items in refrigerators is not the responsibility of The Ranch RV Park. 

8. The Lot shall be clean and tidy at all times. The Camper is responsible for the Lot’s lawn maintenance and will be charged a lawn servicing fee of $30 if deemed unacceptable by the Manager. 

9. Maintenance of the Lot and driveway is the Camper’s responsibility. 

10. The Camper is responsible for their own fire pit and picnic table. 

11. Cutting down any trees/shrubs (alive or dead) is not permitted. Requests can be submitted to the Manager. 

12. Fridges and/or Freezers over 7 cubic ft. are not allowed 

13. Management must approve any building and building material on site. Decks cannot be enclosed. Any decks 2 feet or over, require county development and building permits. No tarps or carport like structures. (The Ranch RV Park is responsible for any development and/or building permits.) 

14. No “For Sale Signs” may be placed on The RV Park Property or Lot. 

15. No tarps shall be used to cover RV's, decks, vehicles, firewood, etc. 

16. The Ranch RV Park is not responsible for theft of or damages of any property in and around the Camper’s Lot. The Camper agrees to take responsibility to insure his or her own unit and belongings. 

17. Visitors are anyone who is not listed on the Lease. It is the Camper’s responsibility to make sure their guests follow the rules. The Camper agrees to notify the Manager of any Visitors who stay overnight on the Lot. Visitors must be approved by the Manager to bring an RV onto a different lot and are subject to a $40/night fee. 

RENT AND FEES 

1. The term of the Lease is based upon The Ranch RV Park season of May-September 31st. The opening date is weather dependent and the Camper will be notified by the Manager. 2. Subject to the provisions of this Lease, the rent for the Lot is

plus GST for the current season. 

3. The Camper will pay the Lot rent at the time of signing the Lease via E-Transfer, or cash. 4. Any Lot rent increase would commence at the beginning of the season only, with notice provided to the Camper. 

5. Power, water, and sewer are included in the rent. The Manager will notify the Camper if an unreasonable amount of power is being used and may be subject to an extra fee. 6. Winter storage of the Camper’s RV is included in the rent. 

7. A gate opener can be purchased for $30. 

8. A $500 non-refundable deposit is due by October 15th to reserve the Camper’s lot for next season and will be applied as a credit to the Camper’s owing total in the following season. A late fee may be applied if the deposit is not paid by the due date. If the total owing is not paid by April 15, a $150 late fee will be applied.

9. A $200 refundable deposit Clean-Up Fee is due at the time of signing the Lease. At the time of vacating this Lot, the Camper will remove all items, possessions, structures (such

as deck, shed, etc) and RV. It is the responsibility of the Camper to deconstruct or move out the structures, or sell the structures to a new Camper*. Upon Manager review and approval of the vacated Lot, the Camper will receive the $200 refundable deposit. The Manager can use their discretion to withhold the deposit if the Camper does not uphold The Ranch RV Park standard when vacating. 

*The Manager must pre-approve the new Camper before any structures are sold. 

10. The Camper may vacate the Lot at any point during the season. Refunds are based on a case by case basis by the Manager’s discretion. If the Manager is issuing a refund and a new Camper is taking over the Lot, the refund will not be processed until the new Camper has signed the Lease and paid for the Lot. 

PETS 

1. Maximum of two (2) pets allowed per lot. 

2. Pets of the Campers are subject to the Manager’s approval (Pit Bulls, Dobermans, Bull Mastiffs, and Rottweilers will not be approved.) 

3. All pets must be kept on a leash at all times and cannot be left unattended. 4. The Camper and Visitors must clean up after their pets, everywhere, including the Camper’s lot. 

5. The Manager may choose to withdraw his/her approval at any time without notice and the animal may be subject to eviction immediately. 

6. Visitors are not allowed to bring pets to The Ranch RV Park. 

THE RANCH RV PARK RULES AND REGULATIONS 

1. Quiet time is 11:00pm to 8:00am. No loud or bass music permitted at any time. 2. No cannabis anywhere at The Ranch RV Park. 

3. All garbage must be deposited into garbage bins. A large garbage bin is provided at The Ranch RV Park entrance. The Camper agrees to only dispose of proper garbage into the garbage bin. No building materials, etc are to be put into or beside the garbage bin. 

4. Fires are restricted to fire pits. The Camper may bring their own firewood. 5. Profanity, loud and abusive language or acts are prohibited. 

6. No type of guns allowed. 

7. Any motorized Quads, trikes, ATV's, Golf Carts or childrens' motorbikes are not permitted to be driven in the The Ranch RV Park. 

8. If for any reason the rules and regulations are not being followed, the Manager has the right to ask the Camper to leave without reimbursement. 

9. The Ranch RV Park assumes no responsibility for loss through fire, theft, collision, or otherwise to the Campers/family/visitor's RV, truck, car, any other vehicle or their contents, and all personal property. Use of The Ranch RV Park and facilities for the Camper, his/her spouse, dependent children and visitor is solely at their own risk and subject to the Terms and Conditions of this Agreement. The Ranch RV Park, its

employees or agents shall be saved harmless from any claims whether in contract or tort, by or on behalf of all those admitted to The Ranch RV Park pursuant to or because of this Agreement. 

The Manager reserves the right to amend these policies at any time, at their sole discretion.
